Mortgage calculators are available to permit you to determine how much loan you may qualify for. A Mortgage broker is an sales agent representing many different lending companies. They naturally receive a fee for this service, but can quickly shop many different loan programs for you at once to locate the loan that fits your needs. Direct lenders eliminate the mortgage broker, but only have their in-house products to offer you.

What information do I need to apply for a loan?

  1. W-2 for the past 2 years and the current Month's pay stubs

  2. Last 12 Months mortgage history (cancelled checks) or the last 6 months rental history (cancelled checks).

  3. Employment address (2 year history).

  4. Contract of sale and legal description (required for loan approval only.)

  5. Latest 3 months bank statements (all accounts)

  6. Open loans-address, account #'s, balance and monthly payment or most recent statement if available

  7. Real Estate owned (your currently owned property)- loan #, address, balance and monthly payment

  8. Self-Employed or MORE than 25% income from bonus or overtime - last two years tax returns with all scheduled and Year To Date P&L

  9. Social Security Numbers

  10. Check for credit report and appraisal fees.

  11. FHA/VA Applications: Copy of Drivers License or other photo I.D. VA Certificate of eligibility or DD214 (Discharge).
